Positive: This is a beautiful villa, although only the bottom half is included in the rental, but with two bedroom, a huge lounge, spacious kitchen, two bathrooms and a massive garden area by the river, it was more than enough. The host and his wife were super-friendly and nothing was too much trouble, I had a problem with a car tyre & he kindly arranged for someone to come and help us. The beds are firm and very comfy, there is a large screen TV with satellite enabled in the lounge, which was really useful on the rainy days. There is ample parking in the driveway behind the safe gated front area, a huge patio out the back and a sheltered patio with seating in the front, all secluded from view, the kitchen has a large fridge-freezer, coffee percolator, gas range and good hot water. The garden is mostly wild, allowing for a diverse range of flowers & pollinators, the river runs along the bottom of it, but there are reeds so it is not accessible, but there's a wonderful symphony of sounds from the birds & animals at night. The location is great, midway between Ksar es-Seghir town and Tangiers, but extremely rural, with lots of domestic animals around and a couple of mini-markets just up the road, selling all the essentials. The long beautiful beach of Oued Alian is just 5 minutes away and well worth a day out for a swim, also the Medina of Tetouan is just an hour south, with it's incredible Souk (street Markets) a must see! The people, we found to be incredibly friendly, generous and willing to chat, help and guide, these are simple country folk who value friendship and are ever willing to give anything they have.

Negative: We were there in April, so it was quite cool and we felt no need for heating or cooling. Although there was a portable electric heater in one of the rooms, there's no air-conditioning at all in the villa, in fact there aren't even any fans, so I can't imagine how unbearable it might get during the hot summer months! There was a few issues with the plumbing in the bathrooms, with a couple of minor leaks, but the owner was informed and I am certain he will deal with it. There is a second, smaller TV in the auxiliary lounge, a smaller one just next to the main lounge, but it has no remote, so anything playing on it is at full volume, with no buttons on it to alter the volume. There is no microwave, but the large gas range is excellent, there's also no corkscrew, but again, with a small push, the cork can be pushed in,. so no great loss. There's a massive rear patio, but without shade or any furniture, it's kind of useless, also there is a very large roof terrace, although the same is true of that, there's nothing up there, so not really useable. There is so much space, it's a shame the owner hasn't built a pool or at least put up some shade at the rear with a ho tub or something, it's an opportunity wasted in my mind.

Summary: Beautiful Villa, amazing owners , we LOVED it - just beware of the heat in summer with no cooling...
